A waterfront launch film made at BARNES Dubai for Christie's International Real Estate Bulgaria, whose branding opens and closes it. Every shot was storyboarded with its camera move before anything was generated, and the cut was curated across the client's feedback rounds.

Marina Sozopol opens on the site as it stood, crane and hoarding included, and ends on the marina as buyers will know it. Real footage, 3D renders and generated shots, cut to one storyboard.

The gap a film closes
By the time a project has consent there is usually a set of stills: an exterior, the lobby, a typical apartment. They answer what it looks like.
They do not answer what a morning there feels like, how the light moves across the living room, or what the walk from the car to the front door is. A film does.

What it opens up
Luxury buyers pay for how a place feels, and off-plan there is nothing to visit. The film is the visit.

Palm Jumeirah, Dubai
Thirty seconds, vertical, made for the feed. It sells the residences through their material language, red marble, travertine and stone, before it shows a single room. Published by BARNES New York.
Virtual staging
Virtual staging works inside the film itself. The empty Al Khail bedroom is furnished two seconds later. The Miami game room keeps its walls, windows and view, is scanned in 3D, and comes back restyled thirteen seconds on.

The only shot the last round of notes touched. The shorts became trousers, and the frame, the shirt and the light stayed exactly where they were.
Limits
What generated video still gets wrong: signage text, hands and exact joinery. Every frame is checked against your drawings before it ships, and a shot that cannot be fixed is cut.
