    Lead the technology and innovation research function: investigate emerging techniques in 3D, applied AI, and product, then prototype and benchmark them into high-value proofs of concept. The strongest earn buy-in and grow into MVPs with the teams that build them, three are live in production today. BARNES is the world's largest international luxury real-estate network (60+ countries).

    • Built and shipped Atlas, entity-centric valuation platform with hex-grid geospatial risk modelling and six-month price forecasts.
    • Fine-tuned Barnes Dubai LLM on 15,369 instruction pairs and deployed via Ollama, now serving brokers over WhatsApp; wrapped in a multi-agent research system that turns days of analyst work into on-demand briefs.
    • Directed the Marina Sozopol launch film with the marketing team (a second in development): storyboard, shot list, directing AI-generated shots, and edit across client-feedback rounds; built an AI content studio that turns a brief into a script, shot list, and storyboard.
    • Productionised the 3DGS research pipeline (scanned interiors, AI-generated scenes for unbuilt properties, city-scale capture); writing it up as two academic papers, in progress.
    • Stood up the Dubai Digital Twin; first georeferenced building (Onyx Tower) is live in property-search flow.
    • Built the Innovation Portal, executive cockpit with project status, valuation analytics, competitive signal, multilingual RBAC, embedded Apache Superset business intelligence.

  • Virtual de-staging (research prototype)

    Strips the furniture out of a scanned room so a buyer can re-stage it virtually: detect, segment, inpaint, then re-derive depth.

  • Reflection-aware capture (research prototype)

    Mirrors, glass, and polished marble break naive splatting; a reflection-aware method recovers them, the dominant failure mode in luxury interiors. First convergent run on a real scan.
